Tarragona Model in Aviano

Some notes I took at the big Realty Executives quarterly event held in Scottsdale last week.
-Now is a good time to be a landlord as purchase prices are low and demand is steady.
-October of '08 is when foreclosure notices peaked at about 10,000 that month.
-Price is a lagging indicator as those contracts were signed 2-6 months prior.
-There are more new home starts in Silverleaf now than in all of the last 5 years.

The latest issue of STAT from the folks at Arizona Multiple Listing Service is out and covers March of this year. Read it here. Some of the highlights:
-March had the highest monthly sales total in the previous 66 months.
-In March, a gain of 10.7% in sales year over year was recorded.
-MSI (Months Supply of Inventory) declined to 3.79 months, which is the lowest MSI
   in the past 12 months.
-In March, 37,632 was the lowest total inventory in the last 12 months.

The short sale Tarragona model at 23205 North 39th Terrace was under contract but that may have fallen through as it was switched to Active yesterday. Priced at $395K, it has 2751 sq ft with 4 bedrooms, 3 baths and a 2 car garage. A corner lot so it is larger than most at 11,579 sq ft. Front room has a closet and the powder room is expanded to a full bath. Keep in mind the wide open kitchens in Tarragona models - lots of space. Our government, through the capable hands of Fannie Mae has listed unit 1016, a Piatto model in the Villages for $199,900. 3 floors, 2 bedrooms, 2.5 baths and 1490 sq ft. Easy access as it is in building 2, the Piatto is the same as the Arrezo model just with a rounded staircase.  Floorplan
