From a recent continuing education class: Buyers today are Millenials in the lower price range. 20-35 no kids and love attached housing. Or they are Boomerang buyers - had a past distressed sale, sat out the requisite time and have kids.

Also from AZCentral.com "Homebuilders pay $100 million for state land in Phoenix" talks about a parcel of land that will be incorporated at some point in the future into Desert Ridge. Now that the Black Mountain Blvd on/off ramps are a month away from reality the location of the parcel makes sense to develop.
