A new short sale Venado listing in Aviano. 3850 East Tracker Trail is listed for $599K. 4480 sq ft with 4 bedrooms, 4.5 baths, pool, spa, 3 car garage and casita. "Get there first..." is in the MLs verbiage and I suppose that is good advice. I have been told by folks who were in the hunt for the bank owned Venado on Williams that the sale price will be $650K. The short sale Venado on 38th Way - see below - is going to go for more than $625K I am told as well. Yet when I look at how long short sales take and the total uncertainty of the end result I am becoming very jaded on these types of transactions. In the past I was skeptical there was a premium to be paid for getting a bank owned or normal sale that gets done quickly. Now I am convinced after watching the complete dysfunctionality of the process that it is indeed worth the extra money to get an answer in a reasonable amount of time. That means paying a premium to normal sales or having the ongoing stamina to get into the drunken barfight that breaks out for quality bank owned homes. Short sales are for folks who have mega time to burn, are in no hurry and the patience of a saint.

*Venado at 3921 E. Patrick Dr under contract since 3.15.10.
*San Felice at 3946 E. Patrick Ln has had 2 contracts fall through since 1.5.10.
It appears there are 2 loans on the home with 2 different lenders based on what I can see from the tax records. It may be some time before an answer comes on whether the lenders/owners of the home will approve selling the home for less than it is worth. All fingers crossed this hellish process gets done quickly.
