Villages activity aplenty. Four of the Toll owned units were leased and the terms started 1.1.12. Unit 1239, a Piatto model in building 18 just leased for $1600 a month unfurnished. Unit 1252, a Pienza model in building 18 just leased for $1700 a month unfurnished. Unit 1383, an Amici model in the model building - building 28 - just leased for $1800 a month furnished. And the Arrezo model in building 28, unit 1380, leased for $2000 a month furnished.
The Arrezo model in building 5, unit 1057, just sold for $167K as a short sale. And there you have the reason why Toll Brothers put a temporary halt to new construction in the Villages. They have eight buildings left to complete the Villages. But the competition from distressed properties needs to be reduced significantly before new construction begins. Unit 1057 was sold by Toll on 11.17.06 for $416K. Those currently fretting about what will happen in the Villages should relax. Go outside and swim as it will be 80 today and the pool is heated. The law of supply and demand is on your side and will bring the values up this year. We have the location, the weather, the lack of natural disasters and a great community.
