Villages at Aviano are Hot Right Now

The pace of sales for the Villages at Aviano condominiums is far ahead of last year. Year to date 2014 there have been 26 sales - 3 of which were not in MLS. The average sold price per sq ft is almost $174 a sq ft. In 2013 there were 13 sales at this same point in the year and the average sold price was $160.

Things really picked up starting at the beginning of the second quarter. Absorption rate went up. The number of active listings has remained steady at around 10 after peaking on June 13th at 19. So with additional sales the months of supply has been cut by 75%. Price appreciation lagged in the prior 4-6 month timeframe due to the slow sales pace the prior half year but has picked up. Days on market has generally remained over 100 despite the pick up in sales. The model sales leaders year to date are Amici and Lucca with 5 each, Fiori and Cerreto with 4 each and the Sovanna with 2 sold.
