Villages at Aviano Update 9.7.14

The year to date solds in the Villages at Aviano spreadsheet has been updated. You can find it under the “Villages” tab appropriately titled “Villages Sold”. Looking at the total number of sales I am reminded that real estate is cyclical. Sure 2013 was slow as molasses in terms of sales but this year seems to be chugging along at a pretty good pace. 23 sales so far this year that includes 3 off MLS sales. Had 13 in all of 2013. Here is the Fannie Mae MLS view that appraisers look at:

You can see how the median comparable sale price lags behind - lower in the prior 4-6 months than the prior 7-12 months due to fewer sales. Do note the increase in days on market (DOM). A funky year indeed.

Did an open house at our Terraza listing at 3683 East Louise Drive yesterday and traffic was pretty good. The listing is below - fantastic house. But the real treat was affirmation that we live in a really nice community. Neighbors always stop by to check out different floorplans and chat. And what is cool is that everyone loves living here. Oh they may move to a different model but they love the neighborhood. So when you millenials decide to grow up and strap on lifes big boy pants you too can live in a great family friendly/centric community like Aviano.
