Where's The Beef?

Anyone that claims to have a handle on where the market is going is pulling your leg. All one can do is look at current market data and cobble together a guess for the future. That might have worked back when the set of variables affecting real estate were fairly stable. Not now. There is no one part of the machine that can be counted on for consistancy or stability. So when you look at media information you can come up with lots of these:

"LPS Records 10% Monthly Increase in Foreclosure Starts"  and lots of these:

"Foreclosures fall again in Phoenix"

What we all can see with the naked eyeball is how many homes are available for sale and priced  reasonably. Looking around Desert Ridge it is alot less than you would think. I see 4 homes for sale in Aviano that are priced resonably. Maybe 7 or 8 in Fireside. 5 or so in Bella Monte. There are 109 active listings in Desert Ridge from the DR Horton stuff west of Cave Creek Road to Bella Monte at 56th St. Throw out the homes is listed as active but not really and those outside the realm of price reality and pickins are slim. And the Desert Ridge area is the filet mignon of locations in the Valley.

On the west side, the Pulte built, normal sale home at 22802 North 24th Place just sold for $185K cash. 1800 sq ft built in 1996 it has 4 bedrooms, 2 baths, pool and 2 car garage.








                                                                                                         
The Savino model at 3823 East Parkside Lane in Aviano just leased for $3095 a month unfurnished. Built in 2005 it has 3470 sq ft, 4 bedrooms, 3.5 baths, pool and 3 car garage.  Floorplan






The short sale La Verna model at 22103 North 37th Terrace had a contract fallthrough and is back to active priced at $449,900. Built 2006 with 3091 sq ft, 4 bedrooms, 3.5 baths and 3 car garage. Due to the way Toll Brothers configured the lots, this lot is out of the ordinary large at 16,719 sq ft. You could put a second home in the backyard and have space for more stuff!   Floorplan
